These homeowners knew exactly what they wanted when they approached Suma Design & Construction to create their custom home in Mission Oaks Estates in Overland Park, Kansas. They’d seen the builder’s work and were drawn to a contemporary aesthetic that could showcase clean lines and rich materials. What emerged in this intimate five-home subdivision was a 3,367-square-foot residence that took the original Delano plan by Suma Design & Construction and reimagined it entirely.



“We took one of our floor plans and changed it around quite a bit, made it a lot bigger, and redesigned the front elevation,” noted Mark Sumada, builder and owner of Suma Design & Construction. The result was a reverse 1.5-story home with expanded great room, kitchen, and breakfast areas, finished in stucco and cedar shiplap siding with wrought iron exterior trim.



Walnut became the home’s signature material, populating in some form through nearly every space. In the kitchen, a box-vaulted ceiling features walnut inset and trim, complemented by walnut upper cabinets and a dramatic island topped in Macubas quartzite. The same rich wood appears in floating shelves, hardwood floors throughout the main level, and built-in elements on the lower level. The kitchen’s adjustable-height dining table adds contemporary functionality to the space.



The great room soars to a 19-foot vaulted ceiling punctuated by clearstory windows above a linear fireplace with large-format tile surround and walnut shelving. Twelve-foot scissor doors open the space to a screened covered porch, while floor-to-ceiling windows flood the breakfast area and master bedroom with natural light. Accent walls in Naval blue flank the fireplace, adding dramatic color against the neutral palette.

The master bath showcases the couple’s attention to detail with coral quartzite countertops on walnut cabinets, a freestanding soaking tub positioned against a porcelain wave tile accent wall, and an expansive walk-in shower. Vessel bowls sit atop the floating vanity beneath vertical lighting fixtures and wide tile backsplash. California Closets provide meticulous organization for the master suite.



On the lower level, entertainment options abound. A full bar features geometric tile backsplash with step lighting, wine storage, and Macubas quartzite countertops matching the kitchen island. A built-in entertainment center with walnut shelves and glass tops anchors the great room, while walkout access leads to a patio.

Clearly, this couple’s vision for their living spaces transformed this floor plan into a stunning modern retreat.
