Bryan-Smith understands purchasing a home is one of the biggest and most important decisions one will ever make in life. It’s not always an easy one;  nor does it come without some element of risk. “My heart is in this area, and I sell what I know,” expressed Bryan-Smith, whose grandfather, Ralph Bryan, was actually the first Mayor of Basehor. “This is where I grew up and where my commitment is. This is a very friendly area with a small-town feeling offering convenient access to big-city amenities.”

When Bryan-Smith secured her real estate license in 1997, her initial focus was on land sales. However, as she expanded her experience and knowledge of the industry, she quickly discovered a niche in new home sales. Ten years later, she began Speedway Realty, LLC, providing services to buyers and sellers at all price points for both residential and commercial products. Over the years, however, her heart gravitated towards the development of new home communities, and at one point she was working within 12 subdivisions. No matter what community is growing in Basehor, however, the common denominators among them all are strong and vital.



“This truly is a bedroom community and is rapidly growing,” noted Bryan-Smith, who emphasized one of the greatest draws of the area is the award-winning school district. “The Basehor Linwood school district has won the Blue Ribbon Award and competes with other great school districts such as Blue Valley.”

One of Bryan-Smith’s newest subdivisions is Tomahawk Valley, which is owned by Miles Excavating and situated in the heart of Basehor. With homes prices starting around the $280,000 on up to the $400,000 price point, homeowners enjoy 15 acres of green space and walking trails, along with affordable homeowners’ dues. Builders in this community include Wynne Homes, Emerald Homes, and Cornerstone Development. With Phase 1 almost sold out, Bryan-Smith anticipates Phase 2 to be in full swing in early 2021, and her excitement about the growth is undeniable, as she is passionate about creating and building new homes.



“I design houses and help builders tweak the plans,” she noted. “I love to bring ideas together, doing something good for my clients, and changing their lives with their dream home.”

Since the advent of Covid-19, Bryan-Smith has seen some changes within the landscape of home building and selling.

“People have figured out they can work from home and realize what they really want in a house now. Many people have more equity than ever, so they are in a good position with historically low rates to get what they want in a new home,” she indicated.



Bryan-Smith will travel throughout the metro area to meet her clients’ needs and jokingly notes, “I’ll sell anything with dirt!” She admits, though, she tends to gravitate to her charming hometown, preferring to list within her region to provide the best service imaginable.

“Basehor is the fastest-growing city in Kansas and ranks in the top five of the safest cities this year,” she emphasized. “It’s a great time to be in Basehor. We have many big city parks slated to come; it’s close to the Legends; and just 30 minutes to the airport. It offers that small town living with a country vibe.”
