One outstanding home that jumps off the pages of Sumada’s impressive portfolio is a veritable masterpiece. Located in Coleman Highlands off 31st Street and Southwest Trafficway, this jaw-dropping residence enjoys a picture perfect view of downtown Kansas City from its 833 square foot roof top view.

Underneath that outdoor space sits another 3,527 square feet of exciting living space that includes three bedrooms and three-and-a-half bathrooms. Designed for entertaining on a large scale both inside and out, or for just simply enjoying some quiet time at home, this plan offers a variety of elements that satisfy the appetite for both form and function.

Entering through the custom-made 4-foot wide pivoting mahogany front door gives a grand first impression of the home, and the open layout offers the ideal setting for gatherings both large and intimate. Large format tiles dominate the first floor while a butterfly granite slab bookends the magnificent fireplace that not only serves as a source of warmth but also as a true conversation piece.

“It’s a pretty incredible home,” reflected Mark. “It has two master suites, one on the first floor and another on the second level. The third bedroom is on the basement level, which also offers an option for a fourth bedroom.”

Floor to ceiling windows are stretched all across the width of the great room and complement the same windows situated on the back of the home, offering a clear view through the home from front to back.

The 10-foot ceiling in the kitchen creates a sense of sophisticated grandeur. The expansive island boasts a waterfall edge quartz countertop which beautifully complements the walnut cabinets along the perimeter. A flushed walnut accent ceiling above the island presents in perfect harmony with complementary walnut flooring below.

A tempered glass hand rail on the main staircase, accented with stainless steel escutcheon plates to hold the glass, aid in giving the glass the appearance of floating off the floor while simultaneously acting as handrail protection. This walnut-wrapped staircase with walnut stairs and treads leads to the second floor where a luxurious master suite awaits you.

Situated above the garage, this space offers vaulted ceilings and walnut hardwood appointments. The drop-down vault ceiling is something Mark created in his Madison plan and incorporated it here. It ties to a vertical wall, wrapped in walnut and backlit for ambiance. The adjoining spa bathroom is outfitted with an abundance of marble tile, a walk-in shower with dual shower heads and glass walls. Outside of the master bedroom a staircase leads you to the roof top terrace which offers a stunning 180 degree view of downtown, out the west and then back south.

The exterior of the home is presented in cedar shiplap siding and acrylic stucco. The overall black and white color palette throughout the interior of the home is complemented with elements of walnut and hints of light gray. Three fireplaces can be found throughout the home: one in the upper master suite; one on the main level; and another in the lower level great room.

Mark designed this one-of-a-kind home along with his son Ben over the course of six months, and Ben was largely responsible for the exterior style of the home.

“The customers had a lot of input into the design of the house as well with respect to the selections they made,” indicated Mark. “It is their design; we just put it together. They definitely had quite a vision for what they wanted.”

“Everything in this house is on steroids,” smiled Mark. “Even the door knobs throughout are solid brass.”

Although this home is of the client’s design and specific tastes, it is Mark’s expertise and experience that embellishes the overall appeal.
