Maintenance Provider Builder

When award-winning custom home builder Jim Lambie of Lambie Custom Homes says he always tries to diversify his work, he means it. With homes and community developments located in numerous places across the metro area, Lambie is known for making residential dreams come true and remains steadfastly committed to his passion for creating quality-built homes that have each client’s dream and lifestyle fully in mind. That passion is fueled by seemingly endless innovation and creativity, something that comes naturally to this ambitious and detail-oriented builder.

“I design most of my own plans, sketching them initially by hand,” Lambie expressed.

Also a developer at heart, Lambie loves to take a raw piece of land and see what he can build upon from that perspective. His creative wheels are constantly in motion as he designs homes specifically for each client to fit their lifestyle, taking into consideration not only what they want and need today, but also how that home will continue to work with the owner in the future. With 41 years in the industry, Lambie has set the standard for comfort, elegance, utility and distinction, all inspired by a long-standing commitment to excellence, value, and continued communication throughout the building process.

No matter the price point, Lambie’s artistic touch and vision as a respected Master Builder is evident in each home. Even within the maintenance provided communities, a home built by Lambie Custom Homes stands out as one that has been built without cutting corners while still maintaining unique designs and custom detailing. Aesthetics and function stand at the forefront of each Lambie Custom Home design, with unparalleled quality at the foundation.

With a large population of the Baby Boomers generation now advancing towards the proverbial empty nest, many of them are downsizing as the kids move out. While they perhaps desire most of the same amenities as their former homes, they don’t necessarily want the abundant square footage.

“These types of clients may want to travel more and may even have more than one home,” explained Lambie. “They still want to live in a nice home, but just not as big of a home as they previously did.”

As such, Lambie has found a celebrated niche within the maintenance-provided home communities, which typically provide lawn care, snow removal, trash pick-up and curbside recycling. In short, homeowners can enjoy a carefree lifestyle.

“While we still do single family home construction, we have been building in more maintenance-provided communities now due to the demand for such,” indicated Lambie.

Among the many maintenance provided communities in which Lambie Custom Homes is currently building include the Enclave at Prairie Star in Lenexa; the Cottages at the Wilderness in Overland Park; the gated Villages of Red Bridge Greens in Kansas City; the Prairiefire Villas in Overland Park; the Metcalf Villas at 167th and Metcalf Avenue in Overland Park; and the Meadowbrook Villas in Prairie Village.

One of the featured maintenance-provided villas in the Metcalf Villas is The Estes. Offering 2,284 square feet of living space, this $464,500 home features all of the desired appointments: hardwood flooring, granite countertops, nine-foot basement walls, two-car garages and ample living space among its four bedrooms and two bathrooms.

The luxurious upscale maintenance-provided community at Prairiefire Villas near 137th and Nall is near completion. With villas ranging from $1.2 million to over $2 million, this Lambie-developed community features one-of-a-kind custom homes that back to the golf course.

Lambie has also begun work on many other mixed use developments across the metro, including Ridgefield in Spring Hill; Summit Creek in Lee’s Summit; and Wolf Creek Plaza in southern Johnson County near 179th and Quivira.

No matter the size of the home, Lambie Custom Homes remains a strong leader when it comes to the services provided to each client.

“We will build homes of most any style, size and price range, all of which are customizable, and we will even draw a home from scratch,” said Lambie, whose company has an in-house architect, quick turn-around time for changes, and welcomes modifications from the client.

While Lambie has focused recently on numerous maintenance-provided communities, he is still going strong with all other types of custom Kansas City home building jobs.

“We are doing quite a few tear-downs in Prairie Village and have recently begun work on seven lots at 18th and Mercer that will feature contemporary bungalows,” Lambie noted.

Clearly, a Lambie Custom Home knows no bounds when it comes to opportunities to build a place that will happily welcome you home.
