The 2025 Kansas City real estate market is currently experiencing changes. While the market favors sellers due to limited inventory, there are signs of shifting dynamics with increased inventory and some easing of prices. New listings are increasing, and homes are staying on the market longer, suggesting a shift towards a more balanced market where buyers have more options and leverage. 



Affordability remains a key challenge, exacerbated by rising interest rates and increasing daily living costs. New houses are costing more as material and labor costs increase. However, in your attempt to wait out uncertainty, life still happens. Job transfers to other cities happen, and family members move in or move out. You need to buy a house now even if it is not the perfect market.   

It’s my job and responsibility to help maneuver you through these life and financial decisions. Every buyer has different needs. Houses still sell in two or three days if they are priced appropriately. You need a seasoned professional to let you view your opportunities and educate you about the changes in laws and negotiation tactics.

Buying and or selling a home is stressful. Choices, contract terms and financing opportunities are changing rapidly. I am continually learning more about lending opportunities for this market. Size of the home matters so you have a home to fit your growing family or small enough for you to lock it up and travel for months. Metropolitan traffic is increasing. You need a commute so that you spend more time at the soccer practice than it takes to get there. Everyone has a different definition of home, and you need to have an agent who understands your viewpoint and your life. 



Luxury is usually defined as homes that sell for over $750,000 in the Kansas City metro market. I work with buyers and sellers at every price point. My level of service will never change. If I’m selling a home that’s $200,000 or $4 million, I show up and use the exact same process and provide the best service for everyone. My list to sale price ratio is usually 100 to 110%.
