Six years ago, Lifestyles Building & Design, LLC took over development and new home construction of Symphony Farms, a growing community in northwest Gardner, Kansas, and transformed it into one of the area’s most sought-after neighborhoods. What started as a 30-home subdivision has expanded into a multi-phase development that’s redefining expectations for Gardner living.



“People come here and say this isn’t what they expected in Gardner, and that’s a good surprise,” stated Jim Humbert who serves as President of Lifestyles Building & Design.

Symphony Farms offers something unique in Johnson County: authentic small-town atmosphere without sacrificing modern amenities. The community features a clubhouse, swimming pool, pickleball and basketball court, and a 100-year-old barn used for gatherings and activities. With walking trails and playgrounds, the neighborhood loves the adjacent city park, Celebration Park, and all the planned activities there. Several of the homes sit on lots that back up to creeks and green spaces, providing natural seclusion, yet there is still a sense of connection to the community.



“We have creeks running through subdivisions, which I don’t think you see much in Johnson County right now,” Humbert emphasized. “You really get close to nature and don’t feel like you’re packed into a subdivision.”

The homes themselves reflect Humbert’s design philosophy of serving multiple generations. All properties feature four bedrooms, three baths, and some have finished basements, with prices ranging from the high $500s to $700s. Lots average 10,000 square feet – larger than typical city developments – and all homes include three-car garages.



“We’re building for young families in their 30s looking for their first move-up home, but we also have reverse plans for people in their 50s and 60s,” Humbert says. What wasn’t initially planned has become a selling point: the reverse plans naturally accommodate multi-generational living, with front offices that become bedrooms next to first-floor bathrooms.



“In today’s economy, I’m seeing a lot of mothers or fathers moving in with their families,” Humbert noted. “It’s nice to have a place where they can help out but still have their own space.”

Currently offering 12 different floor plans, including reverse 1.5, ranch, 2-story, and story and a half, there is something to match every lifestyle. And there is the ability to customize and tailor design packages.



With four phases complete and four more planned, Symphony Farms represents Gardner’s evolution from a small town of 3,800 residents in 1993 to nearly 30,000 today. The development operates Wednesday through Sunday from their on-site model home, where visitors can experience firsthand why Symphony Farms has become Gardner’s premier address.
